Have  you ever considered that your first showing is on-line? Here’s how to maximize the appeal of your property:

Remove excess items from counters, closets,and shelves to make spaces feel large and clean. Remember, when buyers are looking for a new home, they’ll be opening closets and cabinets to check for storage availability. If there’s too much in your closet, buyers will think there’s not going to be enough storage space for their belongings.

Powerwash exterior of home, clean gutters and downspouts, check roof for missing shingles, wash floors, windows and screens (inside and out), deep clean bathrooms and laundry area. Be sure the grout in your bathrooms is perfectly clean.  Don’t forget the garage. No short cuts. Make it shine and smell clean.

Schedule a property and pest inspection.

After reading your inspections, decide with your realtor which repairs you will make. At the minimum, fix leaking faucets/toilets, tighten loose handles, paint rooms neutral colors, repair window coverings. Make sure all light bulbs are not only replaced, but that they match (same color). Fix minor repairs so buyers do not have to keep a list of post-purchase repairs they’ll need to address. Remember: Your home will sell faster when buyers feel they’re purchasing a home without deferred maintenance. Look at your home with the eye and mind of a buyer.

In addition to power washing, mowing the lawn, pulling weeds, mulching, trimming trees and shaping all greenery, plant flowers to create a “welcome home” impression. Carefully inspect the walkway to the front door. At the minimum, ensure it’s broom-clean. Replace your front doormat.

Consider light, neutral paint colors and remove personal photo frames and decorative items to help buyers see themselves in the property. Depersonalizing your home  is the goal. Let go emotionally of your home, and get ready for an offer.
